The job, start to finish.
A multi-family roof is a scheduling problem wearing a roofing problem's clothes. The work itself is familiar. What is different is that people are living under it, cars are parked beside it, a board or a property manager has to approve it, and nothing can be left open overnight because forty units share the consequences of a storm arriving at two in the morning.
It is also a claim of a different size. A hail event across a townhome community produces one claim covering many buildings, and the same supplement problem exists at that scale with more zeros. Line items missed on one building are missed on all of them, and a scope written from a walk of two roofs out of nine gets paid as though the other seven do not exist.
How It Works
Free inspection
A roof cannot be judged from the ground, and plenty of them turn out to have years left. The visit costs nothing either way.
The claim, if there is one
A carrier pays against a scope written in its own estimating format, so that is the format the damage has to be documented in. Somebody here does that full time.
Scope and color
You get a written scope before anything starts, and color boards go up against the house rather than being chosen from a brochure.
Tear off and rebuild
The old roof comes off, the deck gets inspected while it is visible, and the new system goes on. Most single family roofs are one or two days.
Permits and inspection
Our office manager handles permits and the city inspection. It is administrative and it is the part that quietly goes wrong when nobody owns it.
The magnet pass
Drive, lawn and beds, checked before anyone leaves the site.
The Difference
The part that decides how it goes.
That documentation work is the same work our supplement manager does on a single house, applied building by building. For a property manager the useful part is having one person who can answer where the crew is today, what the carrier has agreed to, and what is still outstanding.

Multi-Family, answered.
Can you work around residents and parked cars?
Yes, and it is the part that needs planning rather than the roofing. Blocks get notice before the crew arrives and parking is coordinated with the property in advance.
Do you handle the claim for the whole community?
Yes. The documentation is per building, because a scope written from a sample of roofs underpays every roof that was not walked.
How long does a community take?
It depends entirely on unit count and how many crews the property can absorb at once. It is phased, so buildings finish progressively rather than everything opening at the same time.
Who do we call while the work is running?
One number, and the person on it knows where the crews are that day.
