The small things that decide whether a roof reaches its rated life.

The job, start to finish.
Shingles are rated for a lifespan that assumes the rest of the roof is doing its job. In practice the field of the roof rarely fails first. Sealant at flashings dries and cracks, pipe boots perish, debris dams a valley, and a blocked soffit vent quietly cooks the underside of the deck for a decade.
Ventilation is the one worth understanding. Air is supposed to enter low at the soffit and leave high at the ridge or a turbine. Block the intake with insulation and the exhaust has nothing to pull, so heat and moisture sit against the underside of the deck. That is what ages a roof from below while the surface still looks fine from the street.
How It Works
Free inspection
A roof cannot be judged from the ground, and plenty of them turn out to have years left. The visit costs nothing either way.
The claim, if there is one
A carrier pays against a scope written in its own estimating format, so that is the format the damage has to be documented in. Somebody here does that full time.
Scope and color
You get a written scope before anything starts, and color boards go up against the house rather than being chosen from a brochure.
Tear off and rebuild
The old roof comes off, the deck gets inspected while it is visible, and the new system goes on. Most single family roofs are one or two days.
Permits and inspection
Our office manager handles permits and the city inspection. It is administrative and it is the part that quietly goes wrong when nobody owns it.
The magnet pass
Drive, lawn and beds, checked before anyone leaves the site.
The Difference
The part that decides how it goes.
None of this is expensive to check and all of it is expensive to ignore. A maintenance visit is mostly looking, with a small amount of sealing and clearing.

Maintenance, answered.
How often should a roof be looked at?
Once a year is plenty for most roofs, plus after any storm that put hail in your area.
Does maintenance affect my warranty?
Manufacturer warranties generally assume the roof is maintained and ventilated as specified. Neglect is one of the common grounds for a claim against a warranty being reduced.
My attic is very hot in summer. Is that normal?
Hot, yes. Far hotter than outside with no air moving, less so. That usually points at blocked intake vents rather than at the roof itself.
