The job, start to finish.
On a tile roof the tile is the armour and the underlayment is the roof. Water that gets past a tile, and some always does, is stopped by the membrane underneath. Tile outlives that membrane comfortably, which is why a tile roof is usually renewed by lifting the tile, replacing the underlayment and setting the same tile back down.
That changes what a tile job costs and how long it takes. Most of the labor is handling tile carefully enough to reuse it, and breakage is expected and priced rather than hidden. It also means a tile roof that looks perfect from the street can be well past due underneath.
How It Works
Free inspection
A roof cannot be judged from the ground, and plenty of them turn out to have years left. The visit costs nothing either way.
The claim, if there is one
A carrier pays against a scope written in its own estimating format, so that is the format the damage has to be documented in. Somebody here does that full time.
Scope and color
You get a written scope before anything starts, and color boards go up against the house rather than being chosen from a brochure.
Tear off and rebuild
The old roof comes off, the deck gets inspected while it is visible, and the new system goes on. Most single family roofs are one or two days.
Permits and inspection
Our office manager handles permits and the city inspection. It is administrative and it is the part that quietly goes wrong when nobody owns it.
The magnet pass
Drive, lawn and beds, checked before anyone leaves the site.
The Difference
The part that decides how it goes.
Walking a tile roof is its own skill. Tiles crack under a boot in the wrong place, and a roof that has been walked carelessly by somebody else usually shows it.

Tile, answered.
My tile looks fine. Why would I need work?
Because the tile is not what keeps water out. The underlayment beneath it has a much shorter life, and it fails invisibly from the street.
Can you reuse my existing tile?
Usually most of it. Some breaks during removal, which is why a breakage allowance belongs in the quote rather than in a surprise later.
Does hail damage tile?
It can crack it, and cracked tile lets far more water through to an underlayment that may already be old.
