Flower Mound

Flower Mound roofs have more valley than their size suggests

The town built out mostly through the nineties and 2000s under zoning that favoured large lots and low density, and the architecture of that period ran to steep pitches, multiple gables and cross-hipped rooflines. The result is a lot of roof area relative to floor area, and a great deal of valley.

Valleys are where a roof concentrates everything it sheds. Water, granules, leaves and hail all end up funnelled through them, which makes them the first place a roof leaks and the most expensive part to get wrong. A Flower Mound roof of the same square footage as a simple gabled house in a newer subdivision is a materially bigger job, and a quote that does not reflect that has probably been written off a satellite image.

Same Standard Everywhere

The free inspection is the same in Flower Mound as it is anywhere else we work.

The tree cover hides damage and causes it

Flower Mound has protected its tree canopy hard, and mature post oaks and cedar elms sit over a lot of these roofs. That shade slows the thermal cycling that ages shingles, which is genuinely good for a roof.

It also drops limbs in wind, holds leaf litter in valleys where it dams water, and makes hail damage harder to spot from the ground because the canopy breaks up the view. After a storm the soft metal is a better indicator than the shingles: dented gutters, vents and garage doors tell you hail was large enough to matter even when the roof looks untouched from the driveway.

HOA approval is a step that takes real time

Many of the neighborhoods here run architectural committees with a view on shingle color and profile, and some have an approved list. That is worth checking before materials are ordered rather than after they arrive.

HOA approvals and the town inspection are both administrative rather than difficult, and both are the sort of thing that quietly delays a job when nobody owns them. Permits and the city inspection are ours to chase.

FAQs

Roofing contractor in Flower Mound, answered

Do I need HOA approval to replace my roof in Flower Mound?

In many neighborhoods here, yes, and color and profile are usually the parts they care about. Check before ordering material. Bring us the guidelines with the estimate and we will match the material to them.

My roof is under trees. Does that change anything?

It helps with heat and hurts with debris. Valleys need clearing more often and hail damage is harder to see from the ground, so an inspection is worth more here than a look from the driveway.

Are you local to Flower Mound?

The office is on Brookhollow Lane, so yes.
